Modifications to all properties in the Three Mountains Estates Homeowners Association are limited by legally binding CC&Rs. All homeowners received a copy of these covenants, conditions, and restrictions at the closing of their real estate transaction.

The CC&Rs specifically establish a requirement that construction of structures and external changes to homes, including fencing and site-obscuring landscaping, be reviewed by the Architectural Control Committee before initiating any work or submitting permits for approval. See Article III and amendments for details.

For the sake of simplicity, please submit any external changes to your home to the Architectural Review Committee before project initiation. When in doubt, get quick approval. Failure to comply can result in fines, property liens, lawsuits, and foreclosure if corrective action is not taken – all of which sounds unneighborly, so let’s avoid such action using the following process.

1. Download the current Architectural Review Form from the association’s website.
2. Fill out the form and collect one set of plans and specifications for the proposed work showing the materials and colors to be used, and a plot plan showing the location of the improvements on the Lot when applicable. Failure to supply needed details will delay the process.
3. Submit the form along with plans and specifications to the email address [email protected]. If you do not receive an acknowledgement of receipt regarding your email within forty-eight (48) hours, hand-deliver your proposal to any current HOA board member.
4. Be patient; the Architectural Control Committee will render a decision, in writing, within ten (10) days of receipt.

If the Committee fails to reply within twenty (20) working days after submission of plans, approval will be deemed to have been given.
